Full Home Inspections

Our inspectors go through the property with you, explaining everything in detail, answering your questions,and making sure you understand the complete inspection and any potential problems. Extensive training and experience give our inspectors detailed insight about houses similar to yours, so they really know what to look for and can readily compare your house and its systems with other homes of similar age and construction. At Manning Home Inspections, we treat your home as if it were our own.

We do a lot of looking. We move methodically around the exterior and interior looking high and low. We will open and close doors and windows, try light switches, insert small testers into outlets, operate heaters, turn on faucets, and operate toilets. We will remove electrical panel covers and examine the wiring. We will try to view every accessible part of the house from the roof to the attic, from the sub area to the closets, from the patios to the bathtubs. We will be taking notes for the report as we move around the house. At the end of the inspection, we will discuss problems and give a summary of our findings to the clients and agents, if present.

You will gain an understanding of the components and systems of your home, their operation, and required maintenance. This will make the purchase decision more informed, as well as make the home more enjoyable to live in later. The home purchase is a big investment and the expert investigation by a Home Inspector helps to minimize your risk. The up front purchase price is known, but unexpected, serious repair costs arising after the purchase should be avoided. If identified before finalizing a deal, the cost of major repairs can often be negotiated into the final purchase price.

Scheduling an Inspection

Most inspections are scheduled by phone. Either the homeowner/buyer calls or the realtor calls. When you call, be ready to supply information about the house, its location, size, and features so that the inspection can be priced and scheduled. Usually the realtor will contact other realtors involved. They will contact the seller (if appropriate) and arrange for the house to be available. The house should be prepared, with crawlspace and attic openings, furnaces and water heaters, and electrical panels (both inside and out) all accessible. Inspectors need plenty of room in front of our around each of those areas to adequately inspect them. Normally a home inspection takes two to four hours, depending on the time it takes to examine all the systems in a house, take notes for the report, and discuss the findings with the client and the agent.

However, do not let cost be a factor in deciding whether or not to have a home inspection, or in the selection of your Home Inspector. Remember, saving the cost of one moderate repair can pay for the inspection. The knowledge gained from an inspection is well worth the cost, and the lowest priced inspector is not necessarily a bargain. The inspector's qualifications, including his experience, training, and professional affiliations, should be the most important considerations.
